Report, page two

What we find in your house, and what your fee fixes in a neighbor’s.

Inspections are the core of the business and where the income comes from. A portion of it goes back out as repair help for elderly and underserved families, so the report you read has a second column you never see.

Foundation, walls, roof and windows.
Electrical
Safety hazards and faulty wiring.
Plumbing

HVAC
Heating, ventilation and air conditioning.

Fixed in a neighbor’s

Ramps
Where a front door has to be reached without stairs.

“Valuable service being provided generally to an under served portion of the population-- the owners, in addition to be experienced, dependable and trustworthy, they have an amazing heart for the work they do.”

Bridgette Miller runs the inspections as a HUD FHA Inspector, and the same people who walk your attic decide where the repair money goes next. More about One Stop Shop

The walk-through, in order

Two to four hours, from the foundation to the attic, then the fee goes to work.

Every inspection covers the same ground in the same order, so nothing gets skipped on a busy day. The last stop is not in your house at all.

Outside · structure

Foundation, walls, roof and windows first

The structural integrity of the home comes before anything else: the foundation and walls, the roof, and every window. It is the part of a house that is most expensive to get wrong after closing.

Electrical hazards, leaks and water pressure

The electrical system gets checked for safety hazards and faulty wiring. The plumbing gets checked for leaks, pipe issues and water pressure problems, from the panel in the garage to the last faucet in the house.

Attic · HVAC and insulation

Up into the attic with a flashlight

Heating, ventilation and air conditioning come next, then the insulation and ventilation overhead, where a water stain on the decking or thin batts tell you more than a listing ever will.

Then · the second column

Your report, and a handrail across town

You get the findings to negotiate with, plan around or fix before you list. Part of the fee you paid goes into the repair program: handrails, ramps and minor repairs for elderly and low-income families.
